1. RESERVE YOUR HOMESITE TODAY. Take your new home site off the market today! A $500.00 lot reservation deposit (fully refundable for any reason) will reserve your home site for 3 business days. This allows you the time to pre-qualify for your new home loan and to decide how you would like to personalize your new home. No one else may purchase or reserve your home site once you reserve it. Additionally, you may transfer your lot reservation to any other available lot at any time during your lot reservation period.
2. CONTACT OUR APPROVED LENDER. Obtain loan pre-approval during the first few days of your lot reservation period from one of our approved lenders (our lender can give you pre-approval in 24-48 hours and an interest rate lock). Only if you use one of our approved lenders will Collins Builders, LLC. pay a significant portion of the customary closing costs for you (the actual amount is community dependent- check with your sales associate for the actual amount), saving you a nice amount of your hard earned money.
3. PERSONALIZE YOUR NEW HOME. While obtaining loan pre-approval from your lender (2-3 days), tell us which additional features you would like to include in your new home to personalize it to your taste, we will then prepare your new home documents for you just the way you want it.
4. APPROVE YOUR NEW HOME PURCHASE AGREEMENT. After obtaining loan approval from our approved lender, we will finalize your purchase agreement and plan review for your approval, the entire process normally takes only 45-60 minutes.
5. VISIT OUR DESIGN CENTER. Contact our professionally trained design staff to schedule your personal 2-hour design center consultation (available spec home purchase selections will depend on the stage of construction of the home). During your appointment, our design staff will take you room by room and assist you with your color selections: shingles, exterior paint, counter tops, carpet, tile, paint, cabinets, faucets….etc.
6. ENJOY THE MOMENT! If you purchased an inventory ( SPEC) home, you could be moving in as few as 3-4 weeks depending upon the stage of construction of the home. If you purchased a new construction home, the entire process takes approximately 6 – 7 months from the time you sign your Purchase Agreement. Typically the first 45 days are for plan design, engineering, permitting, surveying, as well as land clearing and fill. These steps must occur prior to construction of your new home (so even though you may not see much activity happening during this period, preparations for your new home are in fact taking place). Once construction begins, you will meet your Project Manager, who will be in charge of the actual construction of your new home. Your Project Manager will conduct a Plan Review with you on your new home. This is done as a courtesy to ensure we build your new home exactly the way the Contract says you wanted it. Actual construction time for your new home is approximately 110-150 days once construction commences.
7. TRACKING YOUR NEW HOME’S PROGRESS. Once your new home commences construction we allow you to log onto our extranet website (24 hours a day, from anywhere in the world where an internet connection is available) to track the progress of your home while it is being built so you’ll know what’s going on every step of the way. Additionally, we are always available for you, so don’t hesitate to call or stop by and visit us at our model home during the construction process.
8. CLOSING. We strive to provide our buyer’s with a minimum of 30 days advance notice prior to closing so you will have plenty of time to coordinate your move into your new home. Additionally, you will have 2 opportunities to thoroughly inspect the quality and workmanship of your new home prior to closing. It is important to us that you are 100% satisfied with your new home prior to closing.
